It's being called one of Detroit's largest residential projects in decades.

About 400 units are being built on more than eight acres in the Brush Park neighborhood. Here is a closer look at "City Modern."

Dan Gilbert knows a little bit about developing Detroit real estate. Now he's helping to build homes, apartments and townhomes in Brush Park. City Modern will cover eight and a half acres downtown with 410 new residents and a few old ones.

"We kept what could be saved," said Detroit Mayor Mike Duggan.

The project will have residences that start at $700 a month.

"This area in downtown Detroit is going to be an area where there is room for everybody and it includes everybody," Duggan said.

The only taxpayer money involved in the more than $100 million project, will be tax credits to help create affordable housing.

Brush Park residents say they were invited to help shape one of the largest developments in Detroit since Dennis Archer was mayor.

Gilbert says that input will help assure that the Detroiters who have stayed in old neighborhoods will have a hand in forming new ones.

"It's important from not only doing the right thing, it's probably important from a profitability standpoint to listen to the people who are here and around here and understand their neighborhood better than anyone else."
